Very hospitable, breakfast lovely with something for everybody, beds comfortable, rooms clean, transport to Edinburgh centre and return to guest house great and very frequent.
walls were very thin, we were waken when someone came in late talking in next room, could do with quiet signs like in some hotels. We also arrived half hour early and we were only let in at 12oclock thankfully it wasn't raining. lovely old house a modernisation with decor would certainly crank up the rating.

Location was good as it was on the bus route into Edinburgh and not too far from the airport. Staff where friendly.
Room was a little unkempt, a good clean would not have gone amiss.

The hotel is clean with a nice design and knowledgeable staff. Huge, cheap room with essentials. Pleasant restaurant. Simple check-in, late check-out. Everything fine. Totally very very good stay during winter time.

Comfortable, clean and great location for Murrayfield Stadium (although be warned - when returning from kol concert there were non-residents trying to sneak in behind us!). Convenient for city centre - plenty of buses. I would only recommend this place for the convenience to Murrayfield and if you're not terribly fussy!
The only thing that spoiled the stay was that there were no curtains - it looked like there were in the past as the rails were still present (in fact looking at the photos of the hotel we had the room in one of the photos but missing the curtains, pictures and bedspread!!). As the room was at the front of the building on the ground floor, we found it hard to sleep with street lights and summer dawn light flooding in the window. Other things we noticed that may have improved the hotel standard was lack of attention to detail E.G. simply tightening the soap holders in the shower so you could at least put your soap on it!!
